ABOUT THE FLAT

Both bedrooms are of a comfortable size with double beds. Bedroom 1 is a little bigger and has a large built in wardrobe with shelves; it also has a bed side table and chest of draws. Bedroom 2 has a chest of draws and single wardrobe.

The bathroom has a powerful shower over the bath and a combination boiler provides endless hot water.

There is easy street parking through a resident permit parking scheme, with permits available from the local council.




RENTAL DETAILS

The flat is available from Mid-day Saturday 29th August 2015 and will be let up to Mid-day Saturday 27th August 2016 at which point it will be available for further 12 monthly periods should the current tenant wish to stay on.

The rent is £1,590 per calendar month (£366.92pw) and I require one month rent in advance and one month’s rent as deposit.

The tenant/s will be responsible for Council Tax, Water, Electricity, Gas and Telephone. It is also highly recommended that you take out your own contents insurance to protect against unforeseen accidents, damage or loss.

TENANT/S

I am looking for a maximum of two people to live in the flat and they must both be non smokers and house-proud with professional jobs. You will need to provide proof of regular employment income over a minimum of 2 years along with an employers reference and previous landlord reference. In order to comply with the new proposed legislation, landlords will be obliged to ask all prospective tenants for proof that they are British citizens, EEA or Swiss nationals, or that they have been granted leave to remain in the UK. A copy of your passport and a reference from your employer will suffice.

The flat is in lovely condition and tenants are expected to look after the property and return it in a similar condition! It’s a lovely place to live, so If you move in you will love it!




ABOUT THE LANDLORD

You will find me a very fair, generous and amenable landlord. I don’t skimp on things and if something needs to be fixed or repaired then in most cases I will ask you to arrange for it to be done at my expense. A good landlord can make a huge difference to the enjoyment of a property. You don’t want to battle to get things done and you want your home to be warm, clean and comfortable. I keep my rents in the lower to middle bracket and my properties in tip top condition. It has always been my experience that if I provide a really nice home then I will get really nice house-proud tenants who respect it.
