ABOUT THE FLAT

Beautiful, spacious 2 double bed flat with secure private parking. The property is only 9 minute walk from Tooting Bec tube station (Northern line) and within easy access to both Tooting and Balham.

The flat is fully furnished therefor there is not much room for furniture bought in by tenants, and I am unable to take any furniture out as I do not have anywhere to store it! Please note that whilst the bedrooms are not able to accommodate a desk there is room in the lounge for one.

Both bedrooms are of a comfortable size with double beds. Bedroom 1 is a little bigger and has a large built in double wardrobe with shelves; it also has a bed side table and chest of draws. Bedroom 2 has a chest of draws and single wardrobe.

The lounge is very spacious and has a huge built in cupboard which is very useful for storage. The dining table sits 6 (great for dinner parties) and the room has a luxury leather corner sofa (not shown) which will also sit 6 people. There is a TV point but no TV is provided.

The kitchen is off the lounge and has been modernised offering lots of storage space. There is an extractor hood above the cooker and work top lighting underneath the cupboards. There is also a good size fridge freezer and a washing/drying machine.

The building offers ample parking outside in the private car park (you get two parking permits) and there is easy access to the flat as it is situated on the ground floor (no carting heavy shopping up endless stairs!).

The bathroom has an electric power shower over the bath and there is an additional mixer tap shower if required (but not fitted). Hot water and heating are supplied by electricity, there being no gas to the building.




RENTAL DETAILS

The flat is available from Saturday 27th August 2016 and will be let up to Saturday 26th August 2017 at which point it will be available for further 12 monthly periods should the current tenant wish to stay on. The rent is £1,395 per calendar month (£321.92pw) payable in advance. I will require one month rent in advance and a deposit of one month’s rent.

No pets.

Tenant/s are responsible for Council Tax, Water, Electricity and Telephone. It is highly recommended that tenants take out their own contents insurance to protect against unforeseen accidents, damage or loss.




TENANT/S

I am looking for a maximum of two people to live in the flat and they must both be non-smokers, house-proud, and with full time jobs. You will need to provide proof of regular employment income over a minimum of 2 years along with an employer’s reference and previous landlord reference. In order to comply with the new proposed legislation, landlords will be obliged to ask all prospective tenants for proof that they are British citizens, EEA or Swiss nationals, or that they have been granted leave to remain in the UK. A copy of your passport and a reference from your employer will suffice.

The flat is in lovely condition and tenants are expected to look after the property and return it in a similar condition! It’s a lovely place to live, so If you move in you will love it!



ABOUT THE LANDLORD

You will find me a very fair, generous and amenable landlord. I don’t skimp on things and if something needs to be fixed or repaired then in most cases I will ask you to arrange for it to be done at my expense.
